We run every project the same way: six clearly-defined phases, transparent pricing, one project manager, weekly written updates. It's not fancy — it's just the level of organization a custom build deserves.

Phase 01
1 – 2 weeks
Discovery
A long conversation before a single drawing.
Before we quote anything we want to know the site, the scope, and most importantly how you actually want to live in the finished space. This is a site visit, a long coffee, and an honest conversation about budget. It sets the direction for everything that follows.

Phase 02
6 – 12 weeks
Design & Pre-Construction
Drawings, allowances, engineering, permits.
We work with your architect — or ours — to translate the conversation into a set of drawings and specifications. Structural engineering, energy modeling, site civil, and permit documents all happen here. You see real numbers instead of guesses.

Phase 03
2 weeks
Budget & Contract
Line-by-line transparent pricing.
Our contracts are itemized. You see every allowance, every subcontractor bid, and every line we've marked up. If you want to shop a line item, we'll help you do it. When you sign, you know exactly what you're getting and for what.

Phase 04
6 – 18 months
Construction
Weekly updates, single point of contact.
One project manager owns your build. You get a weekly written update with photos, a current schedule, and a running budget. Change orders are priced and walked through before any work happens. You're never left guessing.

Phase 05
4 – 8 weeks
Finish & Punch
The last 5% that separates a good home from a great one.
The finish phase is where we earn our reputation. Millwork, tile, stone, cabinetry, paint — all executed by specialists, all reviewed against a punch list you help us build. We don't call it done until you do.

Phase 06
Ongoing
Warranty & Beyond
A two-year structural warranty and a relationship that continues.
Every home we build carries a two-year warranty on our work plus all pass-through manufacturer warranties. Our clients stay in touch — many come back a decade later for an addition, a lower level, or a second home.
